On February 4, 2020, East Brunswick Mayor Brad Cohen, the East Brunswick Town Council and the East Brunswick Township Redevelopment Agency along with River Development Equities announced a $500 million mixed-use, transit-oriented development along the Route 18 corridor.

What was once a New Jersey icon, a thriving strip mall shopping center, the 44-acre tract formerly known as Loehmanns Plaza and Wiz/Gap Plaza, lies vacant, abandoned and depreciated. The global recession of 2008-2009 coupled with prevalent online shopping tendencies led to the decline
and obsolescence of the mall.
With a focus on sustainability and energy efficiency, the conceptual plans demonstrate a modern live-work-play community. Featured are approximately 800 apartments, ground-floor retail and restaurants, a hotel, a tech center, medical office building, a transportation hub, and Municipal complex.

At the center of the site is a park system that rolls in and through the site that residents, guests and visitors can enjoy. Engaging outdoor amenities boast pedestrian walkways, bike paths, water features, a central public plaza, multiple public greenways and an outdoor amphitheater to promote outdoor gathering and community events. A mixed-use lifestyle center has been created. In addition, enhanced and convenient public transportation access options will meet the needs of residents and consumers of the 21st century.

It is anticipated that the full process will take approximately seven years to complete. An expected three phases of construction will culminate with the reimagined, revitalized walkable downtown destination… A place to call home, a place for work and play and a place to visit and explore.
